There are three basic maintenance operations that are a must for any efficient plant operation. These basics include keeping the areas clean and free of debris and water intrusion, including areas of high humidity that motor space heaters are active on all motors during duty cycling or shutdowns. Finally, it includes ensuring that all components are adequately torqued to manufacturers specs to avoid vibration damage, power problems or other issues with looseness. Once those basics are done, the real work begins with route base testing of critical plant assets and the ongoing struggle to keep motors and generators working properly.
